When selling your home, you need to be sure that the sale is in good hands and managed with a minimum of fuss. Our experienced staff can lead you through what can be a very daunting process, starting with an initial assessment of your property, research of the latest market data using our back office systems, and finally through to agreeing a sales price in accordance with your instructions. Once agreed, we can look prepare a property description, arrange professional photographs, a floor plan and an EPC, if required. We can then look to market your property and deal with ongoing enquires.

We want to be upfront with you about the fees that we charge and can offer you a fixed fee marketing agreement with no upfront fees on a no sale, no fee basis. Details of our fees are below. Our valuer will talk to you about comparable properties which have recently been sold in your location and will give you a realistic, honest estimate on the price that we believe is achievable having regard to market trends and your requirements. We advertise on the leading property portals including Zoopla.co.uk and Primelocation.com, to name a few. We will also advertise your property on our website and new listings will receive initial homepage coverage on our ‘recent listings’ section. We also look to advertise in the local press and will try to match your property against our database of motivated purchasers and pre-qualified investors.

Unless otherwise agreed, we will undertake an accompanied viewing. We will meet the proposed purchaser at you home and provide all necessary paperwork including a property brochure and EPC. The proposed purchaser will be provided with a tour of the property and we will look to answer any questions that they may have. Following every viewing, we will look to provide you with prompt and accurate feedback. As a result of any feedback, we may look to amend the advertising and provide further guidance on how you may improve 'saleability', if required.

Once an offer has been made, we are legally bound to notify you of the offer. The Undesirable Practices Order 1991 requires that we notify you of the offer promptly and in writing within 24 hours. We will also qualify the offer and the position of the buyer as far as is possible. Negotiations can then commence and once an offer is agreed you will need to instruct a Solicitor. We will then need to prepare a memorandum of sale to notify all parties of the agreement.

Once an offer has been accepted and Solicitors instructed, the legal process will commence. The Solicitor that you appoint will act on your behalf, ensuring that the transfer of your property is undertaken in accordance with English Law. If the Solicitor is also acting on your behalf in respect of an onward purchase, they will ensure that there are no onerous terms and conditions which may affect the future saleability of your new property. If the onward purchase involves a mortgage, your Solicitor will normally also act upon behalf of the lender, ensuring that any specific terms and conditions that they may have are met in full. Other things being equal, the legal process will normally take between 4 – 6 weeks, although this can vary particularly if there are dependant sales involved.
